Central Ohio Housing Market Update: June 2026

Central Ohio's housing market kept its steady momentum going into summer, with more homes sold, more inventory on the shelves, and prices continuing their gradual climb.

Closed Sales Trending Up
3,100 homes closed across the Entire MLS area in June, up 5.0% from June 2025's 2,951 closings. Year-to-date, closed sales sit at 14,126, a 2.3% increase over the same period last year.
Buyers Keep Signing Contracts
3,200 homes went under contract in June, a 2.0% increase year-over-year. Year-to-date contract activity is up a stronger 4.8%, with 16,311 homes in contract through June compared to 15,566 last year — a sign that buyer demand has held up well through the first half of the year.
Prices Continue to Climb
The average sale price reached $410,933 in June, up 3.0% from $398,819 a year ago. The median sale price came in at $352,000, up 0.6% year-over-year. Year-to-date, the median sale price is up a more notable 4.6%, from $325,000 to $340,000, and the average price per square foot rose to $219.46, up 2.6%.
Homes Selling at a Similar Pace
Days on market held steady at 25 days, unchanged from June 2025. Sellers also continued to receive strong offers relative to asking price: 98.5% of original list price and 99.8% of last list price, both flat compared to last year.
New Listings Hold Nearly Flat
3,844 new listings hit the market in June, essentially flat compared to 3,854 last year (-0.3%). Year-to-date, new listings are up 2.6%, with 19,913 new listings so far in 2026 versus 19,414 in 2025.
More Inventory for Buyers
Inventory of homes for sale grew to 5,551, a 7.0% increase from June 2025's 5,188 — giving buyers more options as they shop. Months supply of inventory ticked up slightly to 2.2 months, from 2.1 months last year, though the market remains firmly in seller-favorable territory.
June 2026 Central Ohio Housing Market: The Bottom Line
June's numbers point to a market that's finding its balance: sales and prices are both up, buyers have more inventory to choose from, and homes are still selling briskly and close to asking price. For buyers, more choices and a steady pace mean less pressure than in past years. For sellers, strong list-price returns and rising average sale prices continue to make it a good time to list.
